THE BUILDING COMES FIRST
About Sachman Global
Sachman Global Ltd helps people responsible for homes and business premises find a clearer route through energy certification and property compliance. Start with the property, its purpose and your deadline; we will help you identify the next step.

BEFORE THE CERTIFICATE
What happens before an EPC survey?
A useful EPC enquiry starts before the survey. The address, building use, approximate size and any existing certificate can help establish what needs to be assessed. For a shop or office unit, the boundary of the space and the building services matter. For a home, details about access, heating, glazing and insulation can help the conversation begin in the right place.
Tell us whether you are preparing to sell, let, review an energy rating or consider energy improvements. We will help you choose the relevant service and tell you which details to include in your assessment request.
Check whether the property already has an Energy Performance Certificate on the official register. If a new assessment is needed, the intended use, access arrangements and timing help define the request. An accredited assessor must produce the certificate; the right assessment route depends on the building.
02 / HOW WE THINK
A practical route from enquiry to energy rating.
An energy assessment is more useful when the scope is clear and the result is read in context. We keep the property and the decision together.
- 01
Start with the building.
Share the address, current use, approximate size and any existing certificate. A flat, shop unit and whole building can have different assessment boundaries.
- 02
Match the assessment to the space.
The route depends on whether the property is domestic or non-domestic, together with its layout and building services. We will help establish the right starting point before you request an assessment.
- 03
Use the result with care.
Read the rating and recommendations alongside the property’s purpose and your next decision. If improvement work is planned, use the certificate as a starting point for further investigation.

03 / LOOKING AHEAD
An energy rating is a starting point.
An EPC can point to possible changes to insulation, heating, glazing or other building services. If your question is how to improve a particular property, its recommendations can help frame the next discussion. They are not a detailed retrofit specification.

NON-DOMESTIC / BUILDING COMPLIANCESBEM CalculationsSBEM calculations translate a non-domestic building's design and systems into energy performance evidence. Bring us your plans and specification for a clear discussion of the design-stage or as-built submission you need.
