01 / The perspective

Know where you stand.
Then move forward.

An Energy Performance Certificate (EPC) gives a home an A to G energy efficiency rating and recommendations for improvement. It makes energy performance visible when a buyer or tenant is weighing a decision. If you are preparing a house or flat for sale or rent, begin by checking whether a valid certificate already exists.

Search the official EPC register before commissioning a new assessment. If the property needs one, share the address, property type and timescale with Sachman Global. We can discuss the right next step and help turn a vague requirement into a clear request.

02 / When it matters

For the listing, the letting and the next decision.

An EPC is usually required when a home is marketed for sale or rent, and it is normally valid for 10 years. That means an existing certificate may already meet the immediate need. Check its address, date and status on the official register before paying for a new assessment.

If you have improved the property since its last assessment, a fresh EPC can show the current energy picture. It is also useful when you want to understand recommendations before planning further work. Tell us what you are trying to achieve; the right request depends on the property and its timing.

03 / Inside the assessment

A rating built from the home as it stands.

A qualified domestic energy assessor records features such as the building fabric, insulation, glazing, heating, hot water and lighting. The information is entered into the approved assessment method, which produces the energy rating and recommendations. It is an assessment of the building, not a promise about an individual household’s future bills.

Have the property address and access details ready. If you hold evidence of insulation or other improvements that may be difficult to see, mention it when arranging the visit. The assessor can explain what evidence is relevant to the certificate.

04 / Reading the result

Use the EPC rating to see beyond the letter.

The A to G band is the headline, but the EPC report also points to possible improvements. Read the recommendations in context: the property’s age, construction, heating and planned works all matter. A suggested measure is a starting point for investigation, not a contractor’s quotation or a guaranteed saving.

If the result raises questions, bring them into the conversation. We can help you identify what the certificate says and when you may need specialist advice for a particular improvement.

05 / For landlords

A certificate and a compliance decision are related, but different.

For many privately rented homes in England and Wales, the current minimum energy efficiency standard is EPC band E unless a valid exemption applies. If you are letting a property, check the current rules for your tenancy and building rather than treating the EPC rating alone as a complete legal answer.

A landlord preparing to market a home can use the certificate to understand the present rating, any recommended measures and whether further action may be needed. Tell us if a letting deadline or existing low rating is driving the enquiry.

06 / Local enquiry

Looking for an EPC assessor near your property?

For a Domestic EPC in London or nearby, send the postcode, whether the property is a house or flat, approximate size and your preferred date. We will confirm availability and the next step for that address. If you need an EPC certificate quickly, explain the deadline when you enquire.

The cost of an EPC certificate varies with the property and the assessor. We do not give a misleading flat price without the details needed for a meaningful response.

The useful details

Domestic EPC questions, answered.

How do I get an EPC certificate for my house or flat?

First check whether a valid EPC already exists on the official government register. If a new certificate is needed, request an assessment and provide the address, property type, access details and timescale. The certificate is lodged after the assessment.

Can I check an energy performance certificate online?

Yes. Search the official Find an energy certificate service using the postcode, address or certificate number. An online search checks an existing certificate; a new EPC still requires an accredited assessor to assess the property.

How much does a Domestic EPC cost?

There is no single government price. EPC certificate cost can vary with the property and assessor. Send the postcode, property type and approximate size so we can respond to the real enquiry rather than quote a price that may not fit.

Who can issue a valid EPC, and how long does it last?

A valid EPC must be produced by an accredited energy assessor. A certificate is normally valid for 10 years, although you can commission a new assessment sooner if you want an updated rating after changes to the property.

Is an EPC required for a rental property?

An EPC is generally needed when a home is rented out, subject to the rules and any applicable exemptions. Minimum energy efficiency standards may also apply to privately rented homes. Check the current requirements for your property and tenancy.
